  • Responsible for the management of a portfolio of properties including planning, organizing and executive of maintenance / improvement / repair works; as well as the implementation of best practices and setting of operating standards. You will also lead and manage a team of Executives and operational staff to ensure performance efficiency and effectiveness as well as meeting the needs of our customers

Requirements

  • Possess a Degree in Building / Real Estate Management or equivalent with more than 10 years experience in property management operations in multi-tenant properties, with at least 5 years' track record in a managerial role

Responsibilities

  • Reporting to Senior Management, overall responsibility for the effective implementation and successful completion of construction projects within schedule, cost and quality
  • Liaise closely with consultants and authorities, set guidelines and provide expertise and supervision to the team
  • Effectively manage each phase of the project from inception to completion and ensure efficient use of resources and enhance cost-effectiveness
  • Responsible for project financial management and reporting, including cash flow monitoring and projections

Requirements

  • Minimum a Degree in Mechanical/Electrical Engineering, Civil & Structural
  • Minimum 10 years of working experience in the project management of building construction
  • Experience in Retail Mall Addition & Alteration projects will be an advantage

Responsibilities

  • Negotiating leases renewals and finalising lease agreements and other lease documentation

Responsibilities

  • Manage full set of accounts including Tax and GST
  • Manage submissions to external auditors and government agencies
  • Ensure accounting best practices and internal controls are adhered to

  • Minimum a Diploma or Degree in Accountancy or ACCA
  • At least 5 years of hands-on work experience in Accounting

Responsibilities

  • Assist in full spectrum of HR duties covering recruitment & selection, training & development, employee relations and welfare

  • Liaise with third party payroll vendor on payroll matters
  • Provide administrative support in requisition of office supplies

Security services

Security Executive

Responsibilities

1. SECURITY

  • To assist the Assistant Manager (Security & Crime Prevention) and the Assistant Manager (Fire Safety & Crisis Management in supervising the daily operational activities
  • To take charge in managing the Logistic in the development related to operational security equipment, specific field equipment and etc
  • To send for repair, replaced any damaged security equipment require by the department and keep a proper record of all the inventories. Records of equipment to be submitted to the Manager
  • To submit all security-related reports as require by the Manager within the specific time
  • To attend and discuss meetings on events and recommend the desired logistical support e.g. barricades, Q poles, cordoning tapes, traffic wands, signs and etc
  • Represent the company in the SSWG and attend the monthly meetings
  • To assist in conducting checks and inspections to prevent security breaches and fire safety violations
  • To perform any other duties as directed by his Manager

2. FIRE SAFETY / WORK SAFETY HEALTH

  • To ensure that all works related to WSH and fire safety are issued with the appropriate permits and approval before they commence any work in the development
  • To be the Enforcement Officer and sit in the WSH Committee and assist the Chairman in ensuring a good and effective WSH management
  • To conduct regular WSH inspections with the WSH committee
  • To conduct investigations related to WSH incidents and accidents
  • To stop any works that was found to be unsafe act and unsafe condition and report to the Manager, CMSS Department and/or Chairman, WSH Committee within 1 hour of such occurrences
  • To conduct WSH-related training on a quarterly basis or as and when instructed by the Manager

3. CRISIS MANAGEMENT

  • In major incidents with the activation of any major response plans – to take charge of the Resource points and ensure that all sectors and control points have adequate emergency equipment and support teams
  • To assist in overseeing the maintenance of the equipment that requires calibration, replenish, servicing and etc

4. WORKPLACE SAFETY & HEALTH (WSH)

  • Conduct investigations for WSH related incidents
  • To lead the WSH enforcement team and ensure compliance to its regulations and risk assessment management
  • To ensure that the Permit to Work is issued with strict control to ensure control on hazardous works
  • To ensure that all works related to WSH are issued with the appropriate permits and approval before they commence any work in the development
  • To conduct regular WSH inspections with the WSH Enforcement team
  • To stop any works found in unsafe condition with workers doing unsafe acts
  • To assist to conduct WSH-related training

5. CRIME PREVENTION

  • To assist tenant in crime prevention measures and awareness
  • To assist Police in their investigation related to crime incident
  • To train the staff in Crime Prevention awareness
  • To conduct crime prevention patrols and visits at for retail mall, office and basement areas

6. OTHERS

  • To assist in managing the card access system related to occupiers
  • To conduct spot checks on weekends and night hours as and when instructed by the superior
